Rental Terms & Conditions

1. Booking and Payment

  • Reservation Deposit: A deposit of [percentage or amount] is required to confirm your booking. The deposit is non-refundable and will be applied to the total rental amount.
  • Payment Schedule: The remaining balance of [percentage or amount] must be paid [number of days] days before the check-in date. Failure to pay the balance by this deadline will result in the cancellation of the booking and forfeiture of the deposit.
  • Security Deposit: A security deposit of [amount] is required to cover any potential damages or excessive cleaning costs. The security deposit will be refunded within [number] days of check-out, provided there are no damages or extra charges.
  • Accepted Payment Methods: Payments can be made via wire transfer. Instructions for wire transfers will be provided upon request.

 

 

2. Cancellation Policy

  • Cancellation Fees: If you cancel more than [number] days before the check-in date, you will receive a [percentage] refund of the total rental amount. Cancellations made within [number] days of check-in will not be refunded.
  • No-Show Policy: If you fail to arrive on the scheduled check-in date without prior notice, no refund will be issued.

 

 

3. Check-In and Check-Out

  • Check-In Time: Check-in is available from 16h-17h on the day of arrival. Please notify us in advance if you expect to arrive outside of the standard check-in times.
  • Check-Out Time: Check-out must be completed by 10h on the day of departure. Late check-outs may incur an additional fee.
  • Early Check-In/Late Check-Out: Requests for early check-in or late check-out will be accommodated when possible, subject to availability and may incur additional charges.

 

 

4. House Rules

  • Occupancy Limits: The maximum occupancy of the house is 8 guests. Additional guests will be accomodated with an additional fee.
  • No Smoking Policy: Smoking is strictly prohibited inside the house. Smoking is only allowed in designated outdoor areas. Violation of this rule will result in a cleaning fee.
  • Pet Policy: Pets are not allowed
  • Noise and Disturbance: Please be considerate of neighbors. Noise levels must be kept to a minimum between 10 PM and 7 AM.
  • Property Use: The house is to be used for residential purposes only. Guests may not engage in illegal activities or cause any disturbance that might annoy neighbors or damage the property.

 

 

5. Maintenance and Damages

  • Responsibility for Damages: Guests are responsible for any damage to the property or its contents during their stay. Costs for repairs or replacements will be deducted from the security deposit, and any excess amount will be billed to the guest.
  • Maintenance Issues: Please report any maintenance issues immediately. We will make every effort to address them promptly to ensure your comfort and safety.

 

 

6. Cleaning and Housekeeping

  • Cleaning Fee: A cleaning fee of 200 reals will be charged for each stay. This fee covers standard cleaning upon your departure.
  • Guest Responsibilities: Guests are expected to leave the property in a reasonably clean and tidy condition. This includes washing dishes, disposing of trash, and returning any moved furniture to its original location.

 

 

7. Liability and Insurance

  • Liability: The property owner is not liable for any accidents, injuries, or illnesses that occur on the premises. The owner is also not responsible for the loss of personal belongings or valuables of the guest.
  • Insurance: Guests are encouraged to have their own travel insurance to cover personal accidents, injuries, or loss of property.

 

 

8. Force Majeure

  • In the event of unforeseen circumstances beyond the control of the property owner (e.g., natural disasters, government actions, pandemics), the owner reserves the right to cancel the booking. In such cases, a full refund will be provided.

 

 

9. Privacy and Data Protection

  • Personal Data: Your personal information will be used solely for the purposes of managing your reservation and will not be shared with third parties, except as required by law. By making a reservation, you consent to the collection and use of your personal data in accordance with our privacy policy.

 

 

10. Compliance with Laws

  • Guests agree to comply with all local laws and regulations during their stay. Any fines or penalties resulting from non-compliance will be the responsibility of the guest.
